DOM-INFO Consulting took part in Foreign Property Exhibition in Moscow

DOM-INFO UK Consulting Group took an active part in a propertyexhibition that was held between the 16th and 20th of November 2011. Ourexperts and the management of our company held consultations and seminars aboutbuying and investing in the foreign property sphere of Great Britain, Croatia,Turkey and North Cyprus. Moscow residents showed a particular interest towardsproperty in Great Britain, London in particular, and an opportunity of startinga business in the city. According to present calculations, around 500 peoplevisited the exhibition and there have been more than 400 applications submittedshowing interest in the following countries:

1) Great Britain, London - 38 %

2) Turkey and North Cyprus - 27 %

3) Croatia - 22 %

4) USA - 13 %

Our experts noted the tendency of an increase indemand for British property and a decrease in demand for Turkish property fromthe Russian market. Recently buying property abroad has seen an increasein popularity among Russians. It seems at first sight that it is only the richand famous that can afford purchasing an apartment or a house abroad. However,today when the prices in property markets within different countries of theworld can be so changeable, it is well worth thinking about the ways of savingwithout placing yourself at risk.

Buying property in Europe is not impossible any more.Whether you are buying a property to get an education or start a business abroad,or to realize your dream about the house close to the sea, the reasons can benumerous.  

First of all, the mortgage terms and conditions abroadare much more favorable now.

Second, the procedures themselves are quite simple andtake less time when compared to all the formalities according to Russianstandards.

Third, foreign property prices and interest rates arecomparable with and sometimes even lower than in Russia.

You should also not forget that if you are planning toreceive profit from this property, buying foreign property can be a reliableand profitable source of money investment. You may be able to double yourcapital by renting or timesharing your property abroad. Timeshare is a specialtype of renting which cannot be called renting in a classical meaning of thisword. Timeshare presupposes that a client comes for a holiday in a givenproperty (house or apartment) at the same time (as a rule once a year). Theclient pays only for those costs that have been discussed. Household running costsare mainly paid by the owner of the property. The significant differencebetween timesharing and renting is that while renting there is a transfer oftwo types of property - ownership and using, as for timesharing there is onlyone - using. When a client moves out of the house, another client moves inwithin a couple of hours, which saves time and provides for an uninterrupted flowof clients. If you are bored with the same house you can change this timeshareto a different one, which is similar to the original one in terms of price, oreven sell it. There are a great number of swindlers in the timeshare market inRussia, because it is quite a new path for the Russian market. Many realtorsand agencies can take an advantage of clients’ incompetence about legal detailsor ignorance of the clients in the sphere.

Besides timeshare and rent a foreign property can besold, considering the fact that property prices are constantly increasingespecially in the case of long-term investment, this is why profit from sellingyour property will be higher than the cost of purchasing it.

All the enumerated ways of getting profit from foreignproperty require searching for new clients. This is the main advantage offoreign property over local one, because you can have foreign as well asRussian clients. This means that the amount of potential buyers, landlords andrenters increases several times, because the majority of people prefer buyingproperty in the paradise of their choice in a pleasant climate or in a centralcity location convenient for work or business.

Nevertheless, buying foreign property as with anyother type of property goes hand in hand with certain risks (questionable land,problems with paper work, etc), that is why we always advise weighing all prosand cons before making such a decision.
